Selling a home can be a stressful experience - but it doesn't need to be. Today, we're going to give you some advice on what to avoid when getting your home ready to sell. Armed with the right knowledge, you can avoid making the same mistakes many other homeowners make. 

One of the most crucial things to pay attention to is the condition of the home. The first thing buyers notice is what kind of shape the home is in. When we meet with our sellers, we determine whether we need the assistance of a licensed interior decorator or a home stager to get the most out of the sale.

During the initial meeting we also determine whether a property inspection is needed. This will help us determine the condition of the home and give us insight into the most effective way to stage. We want to have the condition ranked at a 9 or a 10 (other homes on the market will be less than that).

Location is also a huge factor when selling. Homes located in a nice cul-de-sac or on a street without much traffic, are better situated to fetch a high price than homes that are not in favorable areas. Keep in mind that where your home is located plays a role in how it's priced.

This takes us to yet another problem homeowners run into when selling. One of the biggest mistakes sellers make is overpricing their home. They will ask their agent to pull comparable home sales in the area to get an idea of how much their home is worth. The result is a range of values - if your home isn't within that range, there is going to be an issue. 

The key is to price the home to maximize its value. To do this, it helps to work with a real estate professional who has a good idea of what the market is willing to allow.
